How it starts
WhatsApp or email Etienne with the basics: where the property is, how many bedrooms, whether it's already on Airbnb. Within a day or two you'll have a Revenue Report tailored to your property with realistic year-one and year-two numbers and exactly what we'd do. No phone calls, no slide decks, no pressure. If it makes sense, we move forward. If not, you keep the report.

Most owners follow the same rhythm. We build to it on purpose so nothing slips between weeks.

A custom year-one and year-two projection for your specific property, with realistic brackets and a clear pricing tier. Read it on your own time. No call required.
If the numbers make sense, we go through the contract on a quick call or over WhatsApp. Otherwise you keep the report and we part on good terms.
Our photographer comes out, we write the listing copy in English and French, set up Airbnb and Booking.com, plug in dynamic pricing. Included in the contract.
Property goes online across both channels. From this point, every guest message, every payout, every review goes through us.
Most new listings convert within the first month. Dec to Feb and August launches typically book even faster.
By month three we have enough booking data to fine-tune peak-week rates, last-minute discounts, and minimum-stay rules. Revenue compounds from here.
Already on Airbnb? Skip the photography step if your photos are recent. Most existing-listing takeovers are live within 5 days.
Questions owners ask
Two options. A flat monthly fee starting at Rs 4,000 for a 1-bedroom, or a percentage of net revenue (7%) with no monthly invoice. Same service either way. We talk through which one fits before any commitment.
12 months, with a 30-day Pause Bank built in for renovations or personal stays. Owners signing in 2026 lock their rate for 5 years. No early-termination penalty if you sell the property.
Your call. If you have your own, we work with them. If not, we introduce you to Blue Zebra, our preferred independent operations partner. They invoice you directly at 13 to 15% of gross. We never bundle their fee into ours.
The Pause Bank gives you 30 fee-free days per contract year (45 if you prepay annually). Block the dates in the owner portal, the calendar goes off-market, you stay free.
Most owners we work with are. We take over the existing listing, optimise the photos and copy where it helps, plug in dynamic pricing, and start running it. Your reviews and Superhost status carry over.
14 days to live on Airbnb and Booking.com from contract signing, in most cases. Photography, listing creation, channel setup, and pricing are included in the launch (no separate invoice).
On the flat-fee plan, the lower-bracket projection in your Revenue Report is the conservative floor. If actual year-one revenue lands below it under standard management, we credit one month of fees. On the percentage plan, no bookings means no fee, so the question doesn't apply.
